In today's Buyers Market we are seeing some fabulous opportunities and values for today's buyers. If a buyer likes a home I don't hesitate to put an offer on paper to see if today's sellers are willing to accept it - no matter what the listing price is. One thing to note is that I do not charge a fee when working with buyers. So don't be shy in using my services today!
Below is my approach to working with Buyers. I am committed to providing the finest service.
- Meet with buyers to identify their needs and desires and plan for a mutually agreeable method of searching for an ideal property.
- Discuss financial qualifications and, if necessary, refer lenders who will help pre-qualify buyers for the sale. I strongly encourage a buyer to be pre-qualified especially if you are in a multiple offer situation. In today's market you must be prepared to put 20% down and have excellent credit. Cash purchases work well also.
- After carefully listening to the buyer and their needs I schedule showings to find the home or investment property that best fits the buyers criteria.
- Prepare a Comparative Market Analysis (CMA) for the subject property prior to making an offer to arrive at a competitive offer for the property.
- Submit a written offer to purchase based on the results of the CMA and with all necessary factors involved.
- Review the Sellers Property Disclosure with the buyer along with any Condominium Documents or Homeowners Association documents (if necessary).
- Recommend inspectors, attorneys, land surveyors, etc. that are needed to review the particular type of property.
- Monitor the status and satisfaction of contract contingencies. Attend any property inspections.
- Review closing statement with buyer prior to closing to ensure that all figures are correct and that buyer fully understands the closing statement.
- Keep in touch with all of my clients after the sale to ensure that they are happy with my service and their investment.
